Another development seeing the benefits of changing agents to Proactive Block Management Ltd. 9 Months after taking the site on the team at The Complete Cladding Company Ltd have installed the first phaze of all new soffits, facias and guttering. Something previous agents had been unable to do in the last 4 years.
Brewer Yard, Royston a newly build development of 12 flats houses and a shop that contact us after a recommendation from a local estate agent. With the developer having sold the last property and wanting to move away from the management Proactive Block Management Ltd came into set up their first Service Charge budget and take over the day to day running of the site.
Tudor Close & Hanover Walk, Hatfield are a another mixed development of 28 flats and house. Their Directors decided to make the change to Proactive Block Management Ltd after again struggle to get an acceptable level of customer service from their previous agents. They we’re won over to ourselves by or commitment to being on site and handling maintenance issues quickly and concisely.
This month we welcome Stonar Close, Sandwich to our management. A development of 34 houses with management needed for the communal grounds, roadways and children’s playground. Stonar Close were another development that moved for the increase in customer service and the personal approach we take to managing our clients.

It is easy to forget the successes and achievements of 2016 in the head long rush to make this year even bigger and better. Outline below are just a couple of Proactive Block Management Ltd.’s successes of last year. Sites whose Resident Directors took the decision to move and have been rewarded by seeing meaningful progress delivered since.
However, none of this would have been possible without the support of our dedicated and professional team both within our company and our carefully selected subcontractors.
So thank you to all clients who joined us during 2016 and also to our team who’s hard work has proved it was the right move for them to make.
Some 2016 Successes
With the handover date timed to match the developments Financial Year End, Proactive Block Management Limited look forward to giving a fresh start to Stranraer Gardens & its residents during 2017.
In many of these cases the clients have moved from large companies that tell them their bulk buying power within the insurance markets makes sure they get the best deal. What they are not always so ready to let clients know is that they are pocketing a healthy commission which pushes the costs back up.
This allows Proactive Block Management Ltd to often find a better deal and pass meaningful savings back to our Management Company Clients.
Its been a busy couple of months for all of us here at Proactive Block Management Ltd. Once more we would like to welcome our latest clients Greendale Mews MCL, Tudor Park (West) MCL and Mead Court (Abridge) MCL.
Resident Directors and Landlords of these developments have chosen to move to Proactive Block Management Ltd for our on going commitment to give a customer focused service.
Some moved for our easily understandable fee structure and financial reporting. We charge a single fee for managing the development and do not have hidden extras like many other agents. Combine this with our monthly cash flow accounts that are easy to understand and our Resident Directors/Landlords have a clear view of how Service Charge Monies are being collected and spent.
Equally some have moved to benefit from our regular site visits which supply high quality feed back regarding the development and gives Residents the opportunity to speak to us away from the usual residents meeting or AGM.

Once again our commitment to customer service, regular site inspections and a simple, clear fee structure has proved to be what resident directors are looking for.
Within the UK housing market properties sold under Long Leaseholds will most likely have one of two types of Lease legally binding the Parties of the Lease to one another. Understanding the type of Lease your property has on it and the responsibilities this place upon those Parties signed up to it, goes a long way to making sense of what can often seem the confusing world of owning Leasehold Properties.
It is the Lease that should be looked at when seeing what can or cannot be charged to Leaseholds as Service Charge, who/what parts of the communal areas are to be maintain and how often. It also lays out what rights/restrictions are placed on the Leaseholders with regard to their activities whilst living in their flat.
