Does PBM offer 24 hour emergency cover?
YES – PBM clients will be able to contact a member of the team 24 hours a day, they will be familiar with your development and will be able to arrange the appropriate trades to attend. This service covers the common areas only.
Can PBM act as Company Secretary of the Management Company?
YES – PBM can act as company secretary and as a saving for the block PBM offer this service at no extra cost, the management company would be registered to our office address in order that we would be aware of all filing requirements etc.
Can the Management Company use their existing contractors?
YES – However PBM would recommend that any existing contractors submit their public liability insurance, method statement, health and safety statement etc to our office in line with ARMA guidelines. PBM are happy to meet and monitor all contractors to ensure standards are achieved and health and safety guidelines followed.
Does PBM take commissions from contractors?
Certainly not – unlike some competitors PBM will not take any commissions from contractors used on the developments we manage. All contractors are regularly reviewed and monitored to ensure service levels are achieved.
Does PBM charge a percentage management fee?
Certainly not – as per RICS service code this practice is not favoured and not something PBM will offer, there will be a flat fee per annum plus a standard industry percentage fee for arranging Section 20 major works.
Does PBM charge a commission on placing the insurance?
No – unlike the majority of our competitors PBM will not charge a commission on any insurance placed on behalf of the management company.
